Dynamic Land Holdings LLC is a Virginia-based real estate investment company that contracts to purchase vacant land directly from property owners. We act for our own account as a principal or assignor. We are not licensed real estate brokers or salespersons, we do not represent any party in a transaction, and we do not provide real estate brokerage services, legal advice, tax advice, appraisal services, or financial advice.
Assignment of purchase contracts. Dynamic Land Holdings LLC operates as a wholesaler. Our purchase agreements are assignable and state so on their face. In the ordinary course we do not take title to the property; instead we assign our rights under the purchase agreement to a third-party end buyer and receive an assignment fee, which is the difference between the price we contracted to pay the seller and the price the assignee pays. The end buyer funds and completes the purchase. The price agreed with the seller does not change as a result of the assignment.
No valuation representation. Any offer we make reflects an as-is, cash, fast-close purchase without a listing agent or commission. It is not an appraisal or an opinion of fair market value, and it may be less than the property could bring through a listed sale on the open market over a longer period. Sellers are encouraged to obtain independent legal counsel and, if desired, an independent valuation before entering into any agreement.
Closing is not guaranteed. Because a transaction is funded by a third-party end buyer, completion depends on our ability to assign the purchase agreement. If we are unable to do so, the agreement terminates according to its terms. Purchase agreements may also contain due diligence, title, and other contingencies as stated in the agreement. Sellers should understand that entering into an agreement with us takes the property off the market during the contract period without a guarantee that the transaction will close. Nothing on this website is an offer to purchase any specific property, and no obligation arises until a written agreement is signed by all parties.
